Selling Your Home in Gillingham or Shaftesbury? Discover Tom Mitchell’s Strategy for Success
Selling your home is about much more than putting a property online and waiting for a buyer.
The right preparation, pricing, presentation and marketing can all influence the interest your property receives but just as importantly, you need someone who understands the local market, communicates clearly and takes personal responsibility for your move.
I'm Tom Mitchell, your personal Nest Associates estate agent covering Gillingham, Shaftesbury and the surrounding areas.
I began my estate agency career in 2010 and have built more than 15 years of experience, working with respected local and national agencies and selling everything from apartments and family homes to country and manor properties.
Today, my approach combines that experience with modern property marketing and a proactive, hands-on service designed around each individual client.
Over 15 years of estate agency experience
Experience matters when you're dealing with one of your biggest financial assets.
Over the years, I've worked with a wide range of homes, sellers and buyers, giving me an understanding of how different properties need to be positioned and how different market conditions affect the selling process.
My experience covers everything from flats and everyday family homes to country properties and higher-value homes, giving me a broad perspective when advising sellers.
But good estate agency isn't simply about how long you've worked in the industry.
It's about using that experience to give clients clear advice and make better decisions throughout their move.
Local knowledge across Gillingham and Shaftesbury
The property market across Gillingham, Shaftesbury and the surrounding Dorset, Somerset and Wiltshire border areas is incredibly varied.
Tom's current and recent property marketing includes homes in Gillingham, East Stour, Bourton, Mere, Shaftesbury, Wincanton and surrounding villages, ranging from smaller homes to properties marketed around £900,000.
That variety is exactly why local knowledge matters.
Different areas attract different buyers, and different properties need different marketing.
The strategy for a family home in Gillingham may be very different from the approach needed for a country property or character home in one of the surrounding villages.
My job is to understand that difference and build the strategy around the property.
One personal agent from start to finish
I believe estate agency works best when sellers know exactly who is responsible for their move.
When you sell through Nest, you work directly with your own dedicated local agent throughout the process rather than being passed from department to department or having to repeatedly explain your circumstances to different people.
That means I understand your home, your priorities and the conversations I've had with prospective buyers.
It also means you always know who to call.
For me, that personal accountability is one of the most important parts of providing a high-quality service.
Preparing your home for the market
Successful marketing starts before the property goes live.
How your home looks in those first photographs can influence whether someone stops scrolling, reads the details and ultimately arranges a viewing.
Simple changes such as decluttering, deep cleaning, completing minor repairs and considering how rooms are presented can significantly improve buyer appeal.
The aim isn't to make your property look artificial.
It's to make sure buyers immediately see the things that make it special.
Modern marketing that does more than simply list your home
This is an area I'm particularly passionate about.
I combine traditional estate agency service with professional photography, high-quality video and targeted social media marketing to showcase homes properly and maximise their exposure.
Nest's wider selling strategy also includes targeted digital advertising, social media campaigns and exposure on major property portals such as Rightmove.
Good marketing isn't about taking twenty photographs and uploading them to a portal.
It's about identifying what makes a home desirable and presenting it in a way that makes people want to know more.
Several of my clients have specifically highlighted the photography, social media and proactive style of marketing as part of their experience of selling with me.
Getting your pricing strategy right
One of the most important decisions we make is how your property should be positioned when it launches.
Choosing the highest suggested asking price isn't necessarily the same as choosing the best strategy.
We look at recent comparable sales, current market trends, competing properties and buyer demand to arrive at a realistic guide price and position your home effectively.
Buyers search within defined price ranges and compare competing homes quickly.
Getting that launch position right gives us the best opportunity to generate strong interest during those crucial first few weeks.
The objective is not simply to advertise the highest number.
It's to achieve the best possible outcome.
Reaching buyers before they find you
Rightmove remains an important part of property marketing, but today's buyers discover homes in many different ways.
Social media gives us the opportunity to actively put properties in front of prospective buyers rather than simply waiting for them to search.
Nest's Early Bird strategy also gives followers and subscribers early access to forthcoming properties before they're released to the wider market.
Combined with targeted digital campaigns, this creates more opportunities to build awareness and interest around your home.
Viewings need a personal approach
A viewing shouldn't simply involve opening the front door and leaving a buyer to wander around.
It's an opportunity to understand what they're looking for, answer their questions and help them appreciate the features of the property that may matter most to them.
Because I'm personally involved with the homes I represent, I can speak confidently about the property and the local area.
That also allows me to provide better feedback afterwards.
Good follow-up is about understanding what a buyer liked, what might be holding them back and whether there is an opportunity to move the conversation forward.
Strong communication throughout the sale
One of the things I place particular importance on is communication.
Property transactions can become stressful when sellers don't know what's happening.
My clients regularly mention my responsiveness, clear communication and proactive approach, both during the initial marketing stage and once a sale has been agreed.
I believe you should always understand where your transaction stands and what needs to happen next.
Negotiating the strongest outcome
An offer isn't simply a number.
We also need to consider the buyer's financial position, mortgage arrangements, chain and proposed timescale.
Strong negotiation involves understanding all of those factors and establishing how committed and proceedable the buyer really is.
My role is to gather that information, communicate it clearly and negotiate on your behalf.
The aim is to secure the strongest combination of price and buyer position, rather than simply accepting the first figure presented.
Sale agreed is not job done
Finding a buyer is only one part of selling a property.
Once an offer has been accepted, solicitors, mortgage lenders, surveyors and potentially several other properties within a chain all need to progress before completion can take place.
Nest's service continues through this stage, keeping parties informed, chasing progress and helping resolve issues until the sale completes.
This is another area Tom's client reviews consistently mention, with sellers highlighting his communication and willingness to stay involved throughout the transaction.
For me, getting a property under offer is an important milestone.
Getting you successfully moved is the actual objective.
Experience. Modern marketing. Personal service.
After more than 15 years in estate agency, my approach is built around a straightforward combination:
Strong local market knowledge.
Modern, proactive property marketing.
Clear communication and negotiation.
And personal responsibility from valuation through to completion.
Whether you're selling an apartment, family home, village property, country house or something more individual, I believe every home deserves a strategy tailored to it.
